The good: their proposals and invoices are very detailed and thorough. Repairs are done right the first time. Calls are consistently answered promptly, or messages returned soon. The bad: They are the most expensive heating and a/c contractor I have seen in 20+ years of business. Also, although a manufacturer of thermostats they install offers a 5 year limited warranty, Team Poteete Mechanical will not register it for you nor inform you of the opportunity for you to do so. Thereby your warranty is forfeited. Summary: if money is of no concern to you, hire them.

After comparing our bids with others in our area, many of our large property management clients have found that Team Poteete Mechanical is actually one of the lowest priced professional, state licensed, fully insured, and bonded contractors for their commercial and residential HVAC needs. Our detailed proposals include many items, such as surge protections on inverter systems, condensate drains replaced with overflow safety switches and clean-out kits for easier maintenance, and drip-legs on gas piping; and services, such as no interest financing, registering Daikin’s 12-year parts including their communicating thermostats, offering 12-year labor warranties, and annual service agreements to maintain those warranties, that many unlicensed cut-throat contractors may leave out to the detriment of our clients’ property, so we are proud to say we aren’t the cheapest in town. During our 10 years in business, we have obtained the majority of our clientele through best form of advertising, which is word-of-mouth. In order to keep our prices low for these clients, Team Poteete Mechanical, along with most contractors in our industry, does not register parts warranties on consumable supplies like basic digital thermostats, as it would be time intensive with the quantity of thermostats we replace in a month; if we were to add that service to our administrative staff’s workload, we would have to also raise the cost of our $55.00 thermostats. In the particular case that caused this review, in October 2017 we replaced a thermostat and the air handler’s burnt receptacle in a rented residence on a system without a maintenance agreement that we did not install. You mentioned as the property manager you recently replaced the air handler’s power cord when the thermostat digital face went blank so now you believe the thermostat is bad. Since we know that are many reasons a thermostat won’t work (broken control wiring, dead batteries, etc), we knew we would have to examine the system to pin-point the nature of the failure, and since we were already having payment issues with this particular property owner, we declined to service this location until the property owner could confirm she would pay the diagnostic visit. Our 2017 invoice was sent directly to the property owner at her request so we are sorry she did not copy you with the invoice as we did recently that showed the new thermostat was installed so you could register the thermostat yourself on the manufacturer’s website under the “Homeowner Warranty Registration” tab. As shown in the thermostat’s Operations Manual, also found online, “Your new thermostat has a 5 year limited warranty. You must register your thermostat within 60 days of installation. Without this registration the warranty period will begin on date of manufacture”, which means your thermostat may still be under the manufacturer’s PARTS ONLY warranty even without the registration, although the property owner would still need to pay us or any other contractor the labor to replace the thermostat if it actually needs to be replaced.
